Refinancing Home with poor credit? - poor credit home refinance

I bought a house 3 years ago with an adjustable speed. The rate increases and my payment of more than 200, like they started. I really need to refinance my house but my credit card is about 520 poor credit score. I also have a student loan. I am currently on loan 80/20 to 12.5 in the 20 and 9 in 80th This is the first house I bought, and not the conditions of the loan. Does anyone have any ideas or suggestions. I do not want the house, because I'm not sure if I another ....... buy and sell
